Whether you are a veteran landlord or new to the world of lettings, the process of renting out and managing your property can be an arduous task. Besides troublesome tenants, there are many rules and regulations you, as the landlord, and your property must abide by to protect against potential legal action.

(A)   Our Accreditations 

  1. Property Redress Scheme: Goldex Sales and Lettings comply with the legal requirement to be registered members of a government authorised consumer redress scheme, which aids us with resolving complaints made by consumers more efficiently.
  2. Client Money Protection: This insurance policy protects your money, as a landlord, against theft or misappropriation whilst in our control.

By utilising Goldex Sales and Lettings’ efficient full management service, we have confidence your tenants will be more willing to extend their contracts, meaning your property will be kept occupied year round and provide a secure rental income.

  1. Our History
  • Prolific Medway and Kent Property Portfolio: Goldex Sales and Lettings harbour over a decade of sales and lettings experience. Within that time, we have accumulated an expansive and widespread property portfolio, as well as a strong market presence in Gillingham, where our brand new office is located.
  • Expert Negotiators: Our lettings team have amassed and honed a great deal of expertise over the last ten years and are ever-willing to advise landlords on the current rental market environment; match you with reliable tenants; and help secure competitive rents.
  1. Essential Documentation
    • Tenancy Agreement: Goldex Sales and Lettings will efficiently manage all property documents, including the most important, the tenancy agreement. All names, terms, dates, break clauses and signatures will be incorporated and checked to ensure the contact is legally sound.
    • Renewal: The initial short-term tenancy term runs for a duration of 6 months, after which time we will arrange an extension (of an additional 6 or 12 months) or termination at your discretion. All extensions will include a free revised market appraisal, to ensure you continue to enjoy competitive rental rates.
  1. Rent Services
  • Collection Management: Goldex Sales and Lettings stringently monitor monthly rent payments to ensure the tenant is always up to date. We require all rent payments to be paid by direct standing orders in full sum each month. Should a tenant falter on their payments, we will enforce our rent failure mechanism to encourage them to pay all monies owed.
  • Debt Collection Enforcement: If after 14 days outstanding rental payments are not made and/or cleared, Goldex Sales and Lettings shall instruct their diligent and dependable debt collection team, Bailey and Bailey Enterprise.
  1. Extensive Tenant Checks
  • Referencing: All prospective tenants and guarantors will be required to provide references, which will be fully vetted by Goldex Sales and Lettings on the landlord’s behalf.
  • Sources: Referencing sources include, but are not limited to, a bank reference; credit reference; employer’s reference; previous landlord reference; and accountant’s reference. Photo identification in the form of a passport or EU driving license will also be filed. Thanks to our comprehensive vetting process, the vast majority of Goldex Sales and Lettings’ tenants are working professionals who make punctual rent payments.
  • Periodical Tenant Visits: To safeguard the well-being and general management of your property, Goldex Sales and Lettings conduct inspections of all properties every 3 months.
  1. Guarantors
  • Inclusion Option: Goldex Sales and Lettings provide all landlords the option to require their prospective tenants to assign a guarantor to the tenancy agreement. The guarantor will take joint liability for any payment failures and arrears incurred by the tenant, further ensuring any payments due to you are promptly made. All guarantors will be subject to the same rigorous referencing checks as potential tenants, in order to confirm they are in a position to act as guarantor.
  1. Security Deposits
  • Extended Safeguard: Goldex Sales and Lettings require all tenants to provide a minimum 4 week security deposit to ensure the full sum is protected until the tenants have fully vacated the property. 
  • Government Protection: Goldex Sales and Lettings will register the full security deposit sum with the Government’s Deposit Protection Scheme (DPS) or you, the landlord, (subject to agreement). To protect against any damages or expenses the tenant may incur during the tenancy period, the tenant will not receive their deposit sum until (i) the property in question is vacated, (ii) all rent has been paid up to date and (iii) all deposit deductions have been agreed and enforced.
  1. Inventory Report
  • Tenant Check-In: Goldex Sales and Lettings will carry out a comprehensive photographic inventory of the property and require the tenants signature as evidence of agreement. The inventory is vitally important as it may be referred to if disputes arise regarding the condition the property is left in once the tenancy agreement expires/terminates.
  • Tenant Check-Out: Goldex Sales and Lettings will manage the check-out of a tenant upon expiration or termination of their tenancy agreement. It is the landlords duty to facilitate the security deposit being returned, either in full or with legitimate deductions.
  1. Clauses
  • Transparent: Goldex Sales and Lettings extend the right for all landlords to provide a minimum 2 months’ notice to cancel their rental agreement.
  • Additional Break Clauses: Goldex Sales and Lettings will incorporate break clauses into your tenancy agreement should adjustments need to be made for the inclusion of guarantors or the right to keep pets at the property, etc.
  1. Health and Safety Requirements
  • Fire Safety: From September 2015, landlords must fit a smoke alarm on every storey and a carbon monoxide detector in every room with a solid fuel burning appliance, which must be tested at the commencement of every tenancy.
  • Gas Safety: Under the Gas Safety Regulations 1994 , landlords are required to arrange an inspection of the gas supply and any gas appliances by a registered engineer, as well as keep records and issue them to all tenants.
  • Electrical Safety: Under the Consumer Protection Act 1987, landlords are required to commission an electrical safety check on their electrical supply and any appliances. All properties marketed for rent must also be issued an Energy Performance Certificate.
  • Goldex Sales and Lettings will fully manage the acquisition and installation of equipment, in addition to any inspections and filing of necessary records.
  1. Property Marketing
  • Online Marketing: We will advertise your property on our new website, goldexproperties.com, Zoopla, On The Market & Boomin.
  • Property Boards: Our unique advertising boards will be erected outside your rental property in accordance with the Town and Country Planning Act 1990.
  • Office Display Window: We will showcase your property in our vibrant and eye-catching window display in the heart of Gillingham town centre, which will be sure to attract tenants in no time.
  • Viewing Arrangements: Our expert letting agents will be on hand to arrange or assist you with viewings of the property.

(F)   Find-Only Property Service

  1.
